A sewer scope inspection provides a video examination of the main sewer line attached to the home using a flexible, waterproof camera. A typical sewer scope inspection takes about 30 to 60 minutes, and can reveal potential blockages, corrosion, or damages to the sewer pipe system, potentially saving you from a costly surprise.
Once the inspection is completed, you’ll receive a video file and a report detailing what was found. If we are unable to gain access to the sewer line for any reason, you will not be charged for the sewer scope inspection.

Radon is a naturally occurring gas produced in most rocks and soils, including those beneath your home, and can enter through defects such as cracks, gaps, or inadequate sealing. Most houses exhibit trace amounts of radon, but an excess of exposure can pose serious health risks to its occupants, such as lung cancer. We recommend buyers, sellers, and homeowners alike have the home’s radon tested at the time of sale, and every two years thereafter.
A radon test measures the amount of radon particles currently present in the air inside the home. One of our trained inspectors will set up a continuous radon monitor, which will run for 48 hours, testing and recording the air quality every hour. This allows for a more comprehensive understanding of the average radon levels over several air samples. Upon completion, the data will be reviewed by our team, then analyzed and verified by our third-party radon technicians before being sent your way.
Depending on the results, additional testing or a radon mitigation specialist may be recommended for further assessment.

Mold is a type of fungi that thrives in damp environments, such as the Pacific Northwest, and can grow wherever there is moisture intrusion, such as leaks, flooding, or any area where water can enter the home. If left untreated, mold can spread rapidly, especially inside walls or beneath floorboards, leading to potential building damage or health risks.
Our mold inspection includes a visual walkthrough of the entire house for areas of potential moisture intrusion, as well as testing a minimum of three air samples, procured from both indoors and outdoors. Depending on our assessment of the home, we may take additional samples via alternative methods as needed for no additional cost for the clearest picture of the environment’s current condition. Our samples are tested by an accredited, local third-party laboratory to determine mold’s presence and identification. Results are typically available within 24–48 hours.

Radon in Water
Did you know radon can be found in your drinking water, too? Groundwater can collect high amounts of radon when moving through rock and soil on its way to become public drinking water for cities, such as Portland and Vancouver. When large amounts of potable water are run inside the home, such as showering or washing dishes, the radon particles can be transferred from the water and become airborne. Excessive exposure to airborne radon particles can pose serious health risks, such as lung cancer.Currently, there is no maximum containment level (MCL) for radon in drinking water enforced by the EPA, leading to infrequent state testing. Wildwood recommends that you test your home’s water supply for radon every two years to monitor for any changes.
A water radon test will include two collected samples from your tap water, which will be tested by a local, accredited third-party laboratory here in Portland, OR. Please note that water samples may take up to five business days to receive back from the lab.
9-in-1 Water Quality Testing
Clean, safe water is essential to the health and well-being of our communities. There are many factors that impact water in the home, such as old plumbing, natural disasters, and local contaminants. The Environmental Protection Agency recommends testing your water annually, and it is a good idea to test when moving into a new residence whether your water is public or from a private well system. We test for coliforms, E. coli, pH, water hardness, nitrates, arsenic, iron, manganese, and lead. Our samples are tested by a local and accredited third-party laboratory.
We will get the results to you within 5 business days. For the most accurate results, it is recommended not to run water for at least 8 hours before beginning the sampling process.Every state and city has their own water quality standards. Inspectors will walk with you through the home and highlight major concern areas. Walkthroughs take a minimum of 1 hour. Intended to offer a general overview, a walkthrough is not an official inspection; therefore, there will be no equipment, no testing, and no report. We are happy to answer any questions you have, and we highly encourage note-taking!

After an inspection, buyers typically have the option to request repairs for the concerns highlighted in our reports. After repairs are completed, we’re more than happy to come back for a re-inspection of the property to determine the presence and condition of the repairs. We also have a free, customizable “Repair Request Builder” available for agents and clients to easily request credit, repairs, or replacements from the seller.

Originally hailing from the east coast, I was drawn to the charm and character of the Pacific Northwest. As a home inspector, I enjoy the opportunity to meet so many faces among the communities we serve. When I’m not in your crawl space, I enjoy swimming in rivers, running around the local neighborhoods, shooting film photography, and rooting for the Portland Fire at every home game!
